Waimahia Inlet in Weymouth, 23 km from Auckland's CBD, is Aotearoa's largest third-sector housing development, created by Tāmaki Makaurau Community Housing Limited (TMCHL) – a consortium of Māori organisations and community housing providers.

Their goal was to offer affordable, high-quality housing, primarily for Māori and Pasifika families. Of its 295 homes, 70% are for assisted home-ownership or affordable rentals. The community comprises 50% Māori and 15% Pasifika residents. This report, part of a longitudinal study funded by the National Science Challenge, examines residents’ experiences, home and neighbourhood satisfaction, community formation, and the development’s impact on surrounding Weymouth.
